Horsham District Council receives major planning application for Land West of Ifield site

Horsham District Council has received a significant planning application from Homes England for a proposed development of up to 3,000 homes on Land West of Ifield, located on the Horsham District’s border with Crawley (application reference: DC/25/1312).

The application is available for public consultation. Residents and stakeholders are encouraged to submit their comments on the proposals via the Council’s website: View and comment on a planning application.

This is a hybrid planning application, comprising both full and outline elements for a phased, mixed-use development.

It is proposed to include:

  • An outline application for 3,000 residential homes, alongside hotel accommodation, community and education facilities, gypsy and traveller pitches, public open spaces with sports and recreation facilities and pedestrian and cycle routes.
  • An enabling highways infrastructure for Phase 1 to include the Crawley Western Multi Modal Corridor highway with access from Charlwood Road and crossing points.
  • Infrastructure to support the delivery of a secondary school site together with access to Rusper Road.

A decision on the application is expected in early 2026.
